Top Areas Around Dallas To Buy A House

Far North Dallas:

Far North Dallas is hardly a hidden spot in residential real estate. In fact, it started undergoing redevelopment right after the 2008 crash. Lots of older single-story homes started getting demolished for newer McMansions. With things uncertain in the near to medium term, this is a great time to buy into this area. Yes, it’s far from a hidden gem of an area, and it’s still pricey. But right now things may be selling at a discount to one of the most prestigious areas in Dallas. I’m personally a fan of the area near Marsh and Walnut Hill.

Casa Linda & Casa View

This area, east of White Rock Lake and West of 635 often gets overlooked. There are pockets of very nice homes only a few streets away from less desirable areas. There are quite a few examples of Cliff May homes in this area. In fact, one of my wife’s best friends keeps sending us Cliff May listings, trying to get us to buy one.

This area is generally affordable and has not undergone the redevelopment that North Dallas has. I’d expect this area to become more popular in the medium term as an alternative to the possibly overvalued Lake Highlands and Lakewood areas.

West Dallas/Singleton

This area was recently made possible by the Margaret Hunt Hill Bridge designed by Santiago Calatrava over the Trinity and the Trinity Groves project. I jokingly called the Calatrava-designed bridge the “bridge to nowhere” when it was done. There was NOTHING worth visiting over that bridge when it was new. Seriously, I once did a motorcycle ride down Canada drive and thought I had been transported to another country.

I’m willing to eat my words with all the redevelopment the area has undergone. So much has the area been transformed, that there have been some folks pushing back about “gentrification” of the area. If I may be so bold, seeing the before and after of that area, the redevelopment may be the best thing to happen to that area in a long time.

The downside is that this area may no longer be an undiscovered country. The best time to buy in this area would have been around or before the Trinity Groves project started. That said, much of the surrounding area is still pretty rough and may hold upside for a buyer or someone trying to sell their Dallas home for cash.

North Oak Cliff / Kessler Park

There are a lot of stately older homes in this area, especially around the Colorado Blvd area. Like the above mentioned Singleton area, the best time to buy here would have been a few years ago. That said, homes in this area are still relatively undervalued compared to other areas on this list. This is also an area that still varies quite a bit from street to street. Certain parts are definitely more “transitional” than others. Make sure to do your research and walk the area a few streets in every direction from your proposed purchase.
